What is the inspection process?
What does the inspection include? We inspect the general structural components and systems of the home based on the Oregon Certified Home Inspector Standards of Practice including but not limited to roofing, exterior, interiors, structural Components, plumbing system, electrical System, heating, central air conditioning, insulation and ventilation, built-In kitchen appliances. We also perform radon testing as an add-on or separate service. What areas do you cover? We are based in Lake Oswego and add out of area rates per mile outside of Multnomah, Washington and Clackamas counties. How much does the inspection cost? The cost is based on "heated" square feet starting at $325 for up to 1000 sq. ft. going up $25 in 500 sq. ft. increments. Costs vary for additional services, older homes, out of area properties etc. Discounts apply for repeat customers and veterans. Inspections typically take 3 to 4 hours but it can depend on the age, size, and condition of the home. It may take longer for larger homes, or homes in poor condition. Radon tests take 48 hours for a short-term continuous test and we will come back to pick up our equipment after the time has passed. We'll send you the test results and any recommendations promptly. When do I pay for the inspection? You will be invoiced before the inspection time and can make secure payment online. You can also pay by check at the time of inspection. Online payment confirmation or check must be received before the inspection report can be delivered. Should I be present during the inspection? You don't need to be there for the inspection but we recommend it, or that you are there towards the end of the inspection so we can go over our findings with you. We can also follow-up and debrief with a phone call but we will want to discuss the inspection and report afterwards. Can you help us make decisions on a home purchase? No, our job is to strictly report on the inspection. We provide an unbiased, objective third party report on the condition of the home at the time of the inspection. Will you fix the issues you find during the Inspection? No. The code of ethics of the state of Oregon prohibits inspectors from doing repair work on properties they inspect. Relayer Building Services does not work or fix the homes we inspect as it is a conflict of interest.
